Why Negligent Installation and Maintenance Can Cause Serious Injuries

A large portion of Chicago is occupied by tenants and maintained by property owners. Property owners are held to very strict regulations when it comes to maintaining their units that they rent. An accident that occurred to a young boy in an apartment building due to negligent property owner caused the boy and their family to be permanently changed. What had occurred was an improper installation of an unfit water heater that heated a range of apartment buildings. The tenant repeatedly reported that the water in the shower area would heat to high temperatures. The owner never addressed the issue and one night while a young boy was in a comfortable water temperature bathing, a father had walked away for just a split second to see his sons face in shock. As the father removed the boy from the tub quickly and placed a towel around him, he saw that just the pressure of the towel had peeled his son’s skin off—the water had scalded him. As paramedics rushed to their home, the father, mother and their son began their long journey of pain and suffering. While the boy’s body healed, the scars left on the boy were permanent. The damages done were so extensive that doctors said the boy may later have medical problems throughout his life.

The property owner not only installed the water heater improperly, but also failed to get a permit for the new heater. He was also neglectful of the temperature settings on the heater. Investigators said that the unit released water that rapidly changed from a comfortable temperature to nearly 140 degrees in just a second, not even enough time for a victim to remove themself from the water.
